The Ultimate Guide to Baton Rouge Neighborhoods: Which One Is Right for You?

If you're thinking about moving to Baton Rouge, you've probably searched Google for the best neighborhoods and found the same generic lists over and over. I was born and raised in Louisiana, and I want to give you a better starting point: 10 neighborhoods that have been popular with my past clients and friends, and what each one is actually like to live in.

Every community on this list has its own personality. Some are built around lakes, golf, and resort-style amenities. Others are historic and walkable, with coffee shops and restaurants down the street. They're in no particular order, so read through and see which one fits the way you want to live.

1. The Lakes at Highland

The Lakes at Highland is an 18-acre upscale community off Highland Road, between Bluebonnet Boulevard and Siegen Lane in South Baton Rouge, about 10 minutes from I-10. You enter over a bridge crossing Bayou Fountain, and the lighted landscaping sets the tone right away. Sidewalks run through the neighborhood, so you'll see neighbors out walking and biking.

Amenities include a swimming pool, two lighted tennis courts (one doubles as a pickleball court), a children's playground, a 2,400-square-foot clubhouse, and four stocked fishing lakes with nine lighted fountains. You're also close to Perkins Rowe, the Mall of Louisiana, grocery stores, and hospitals including Baton Rouge General and Our Lady of the Lake.

Homes range from the upper $400s to about $1 million, and you get a lot of space for the money. One home here recently sold for about $480,000 with roughly 3,000 square feet.

2. Water's Edge

Water's Edge is a newer gated community tucked in the back of Lexington Estates, right off Nicholson Drive south of Bluebonnet Boulevard. It offers quiet living with quick access to local dining and shopping.

The three- and four-bedroom homes come with luxury finishes, and the neighborhood has a resort-style pool, a cabana, and scenic walking paths around the lake. The whole community is walkable, with plenty of green space and water views.

The commute is a big selling point. You have a straight shot to LSU, and downtown Baton Rouge is about 10 minutes away. If you work at the plants in the Geismar area, you can get there on one direct route without ever getting on the interstate.

Homes typically range from the upper $300s to the high $400s, with floor plans from about 1,670 to 2,600 square feet of living area.

3. Santa Maria

Santa Maria sits off Old Perkins Road and Highland Road, about a mile from I-10 and roughly 50 minutes from the New Orleans airport. Nearby you'll find Alexander's Highland Market (with a great wine selection), local boutiques, and two of my favorite restaurants, French Market Bistro and Ruffino's.

The community is stunning, with more than 15 lakes, nature and jogging trails, a park, tennis courts, and a public golf course operated by BREC that has a real club feel. There's also a chapel in the woods under a huge, beautiful tree, a popular spot for portraits. Santa Maria even has its own boat launch.

You'll mostly find Country French-style homes on large lots. I recently sold a home here, and my clients loved the lakes, the amenities, and how close it is to the interstate for work.

Homes range from the mid-$400s to about $1.2 million for the larger estate homes, with roughly 3,000 to 6,000 square feet.

4. University Club Plantation

University Club, or "UClub," is off Nicholson Drive near LSU and the Bluebonnet area, with lots of restaurants and shops nearby. The location is a big draw: you can reach the Geismar area without getting on the interstate, and you're close to LSU, hospitals, and downtown.

UClub's private golf course is home to the LSU golf team. The community also has tennis and pickleball courts, two pools, a playground, a restaurant, and a clubhouse, plus a snack bar by the courts and pool. There are summer tennis and swim camps for kids, too.

I spend a lot of time playing tennis here, and I can tell you firsthand how active this community is. You'll see residents riding golf carts to dinner or meeting for a drink after tennis.

Homes run from the $500s to about $1.7 million for the larger estate homes, with roughly 3,000 to 7,300 square feet.

5. The Garden District

The Garden District is a historic, highly walkable neighborhood in Mid City, between Perkins Road and Government Street. It's known for oak-lined streets and early 20th-century architecture, and it includes three National Register historic districts: Roseland Terrace, Drehr Place, and Kleinert Terrace.

It's also on the St. Patrick's Day parade route, and the whole neighborhood comes alive that day with people outside cooking and catching beads. From here you can walk to City Park and around the LSU Lakes. For coffee, I recommend River Road Coffee and City Roots, and Elsie's Plate & Pie is a Michelin Guide-recommended local favorite.

Prices vary widely depending on size and whether a home has been updated, going up to around $1 million. It's been especially popular with my clients who love older homes and all the character and charm that comes with them.

6. The Sanctuary

This is the one I said might surprise you. The Sanctuary is one of the newest custom home developments with large lots in the City of St. George. It covers about 75 acres at the corner of Tiger Bend Road and Babin Road, borders The Lake at White Oak, and has 105 lots.

Lots range from about 0.3 to 1.4 acres, with around 40 lots at half an acre or more. The neighborhood has roughly 14 acres of green space, 13 acres of lakes with lighted fountains, a grand entrance with lush landscaping, and sidewalks throughout. Even with that upscale feel, it's quiet enough to hear the crickets and birds. Expect about a 15-minute drive into the heart of Baton Rouge.

All homes here are built outside the flood zone. Minimum living area is 2,400, 2,600, or 2,800 square feet, depending on the lot. Custom homes have sold from around $600,000 to well over $1 million. If you're interested in building here, I can connect you with some fantastic builders.

7. The Lake at White Oak Landing

This community backs up to The Sanctuary and sits off Tiger Bend Road, with access from I-12 and the George O'Neal area too. Because it's tucked behind the White Oak subdivision, it feels secluded.

My past clients have loved the mature trees, large lots, and water views. There's a beautiful walking trail hidden between the homes that opens up into a big green space, and you'll see people walking and biking throughout the neighborhood.

Nearby schools include St. Jean Vianney (private), Shenandoah Elementary (public), and St. Michael the Archangel High School (private). You can check current ratings on Niche.com.

I had clients relocate here from Texas who bought a home on about an acre. They loved the mature trees and the long driveway where their kids could learn to ride bikes. Homes range from the high $300s to the high $700s depending on size, lot, and whether it's on the water, with about 2,200 to 5,000 square feet of living area.

8. The Lakes at Harveston

The Lakes at Harveston is a newer South Baton Rouge community off the Bluebonnet extension, just before Nicholson Drive. You pass The Preserve at Harveston on the way in, and the Lakes sit tucked in the back, so it feels like your own little oasis.

The amenities are impressive: two pools overlooking the lake, a large covered outdoor grilling area perfect for watching the sunset, a clubhouse with a gym, brand-new pickleball courts, walking paths, and a playground. In the center there's a green space with a fire pit and Adirondack chairs where neighbors gather.

One of my out-of-state buyers chose Harveston because they said they could never get this much in the state they were moving from for the price.

Homes in The Lakes at Harveston typically run from the $400s into the $700s, depending on square footage. The Preserve at Harveston, at the front of the development, has homes up to about $1.2 million.

9. Country Club of Louisiana

The Country Club of Louisiana is off Highland Road near I-10. You can be at the New Orleans airport in about 50 minutes or downtown Baton Rouge in 15 to 20 minutes, depending on traffic. Fine dining like French Market Bistro and Ruffino's and upscale boutique shopping are close by.

It's Baton Rouge's only true country club community, with a 24-hour staffed gate. If you're not on the list with your driver's license, you're not getting in.

You'll notice the lush landscaping, lakes, and the Jack Nicklaus-designed 18-hole golf course right away. Residents ride golf carts to the tennis courts and pool. Amenities include 10 clay tennis courts, three indoor courts, pickleball courts, a clubhouse, restaurants, a playground, and lakes you can fish in.

Prices start around $525,000 for the smaller garden and patio homes and go up to about $4 million for large estate homes, with an average sale around $1.4 million.

10. Materra

Materra is a newer walkable, mixed-use neighborhood on the campus of Woman's Hospital, off Airline Highway. It offers a wide range of housing, from cottages and neighborhood homes to custom homes.

Plans include a town center with dining, shopping, and green space. There's a top-rated K-7 charter school right on the grounds, plus a pool and playground. The location is unique, close to both I-10 and I-12, with a straight shot down Airline Highway to Prairieville.

Homes start in the high $300s and go up to the high $400s.
